556 properties were sold under the hammer from 697 reported auctions across Victoria in January 2026, marking the highest January auction volume and number of sales on record.
According to the REIV’s latest analysis, January recorded more than a 150 per cent increase in sales volume compared with the previous year (220), further surpassing the January 2021’s record of 540 sales.
Traditionally, January has been a quieter period for auctions and has been dominated by beachside suburbs. This year, however, outer-ring suburbs led activity, with Craigieburn recording 16 auction sales, continuing its momentum from 2025 as the second strongest performing suburb behind Reservoir.
Despite a lower number of listings during the month, reduced competition benefited vendors and contributed to higher clearance rates in some suburbs. Following Craigieburn’s lead, Ferntree Gully and Mulgrave each recorded a 100 per cent clearance rate from 15 and 11 reported auctions respectively, ranking second and third by auction sales volume in January 2026.
While auction volumes have increased in early 2026, upcoming results are guaranteed to provide critical insight into how buyer demand is responding to recent interest rate changes and broader market conditions.
