Property transactions are considered high risk due to large sums and complex ownership structures. This does not imply wrongdoing, and AUSTRAC has confirmed property management services will be excluded.
From 1 July 2026, real estate professionals must comply with AML/CTF laws, introducing new obligations around risk management, client verification, and reporting suspicious activity.
Agencies will need robust systems and processes, including client verification, risk assessment, ongoing monitoring, record-keeping, and reporting to AUSTRAC. They must also implement a compliance program, appoint a compliance officer, and ensure staff are trained.
