The Outlook on Commercial Real Estate

While governments and media have been focusing on the housing crisis, commercial and industrial real estate in Victoria has been recording its own share of challenges.
 
New stamp duty laws, the introduction of the Commercial & Industrial Property Tax (CIPT), proposals to convert commercial buildings to homes and the continuing trend of hybrid work styles, are just some of the factors impacting the market.

 
At the 2024 REIV Economic Forecast lunch we have invited leading industry experts to share their views on the key trends and outlook for the Victorian commercial and industrial real estate market. We will also share an update on the housing objectives documented in Victoria’s Housing Statement.
 
Nerida Conisbee, Chief Economist, Ray White
 
It's been a tough time for commercial property with rising vacancies and falling capital values across many asset classes. But in any downturn, there is opportunity, and we may now be at the bottom of the cycle. In this presentation, Nerida Conisbee will take us through current market statistics and emerging opportunities in the commercial sector.
 
Sameer Chopra, Head of Pacific Research, CBRE 
 
A number of changes to Victoria’s taxation system will impact the commercial and industrial property market. As Head of Pacific Research for CBRE Sameer has been involved in the development of the CBRE report on implications of the CIPT. He will outline the major changes and the potential impact of these on valuations and demand.
 
Linda Allison, CEO, UDIA Victoria
 
Victoria’s Housing Statement is at the centre of all policy and activity across the sector. Linda Allison CEO UDIA will provide insight into current challenges in delivering new housing across Victoria – infill, greenfield and regional Victoria and discuss the levers can government pull to improve market conditions to deliver more housing.

CEO, UDIA Victoria

 
Linda is an experienced advocacy, communications and stakeholder engagement professional. Prior to her current role at UDIA Victoria, Linda led several key policy areas at the Property Council of Australia (Victoria) and has deep experience in taxation, planning and regulatory reform advocacy, and promotion of diversity initiatives. Linda’s most recent role prior to leading UDIA was as Corporate Communications Lead at the Port of Melbourne – Australia’s largest container port.

Jarrod Coysh
Chief Executive Officer, REI Super


Jarrod Coysh is the Chief Executive Officer of REI Super and has overall responsibility for the funds operations, with a strong focus on maximising members retirement outcomes. Jarrod has more than 20 years’ experience in financial services, having held senior roles at ANZ, Nab, Westpac and Cbus.

He also has a strong strategy background having been a principal at the Boston Consulting Group and has been tasked with leading the fund through its next important growth phase. Jarrod holds an MBA from the Melbourne Business School, a Bachelor of Commerce from the University of Melbourne and is a qualified company director. Jarrod was appointed as the Chief Executive in July 2019.
