Cladding and Its Impact on Property Values and Saleability


The establishment of Cladding Safety Victoria has helped fast track the identification and rectification of non-compliant cladding on buildings. While this has been critical for the real estate sector, the impact on the value and saleability of a property has not been widely discussed. It is important for real estate agents to understand the significance of the impact and prepare appropriate strategies to sell/ lease/ manage such properties.

Stephen Kip , Director of SKIP Consulting, will host this webinar and provide an update on the government’s rectification process, issues still to be resolved and address any questions regarding the cost of rectification.
Martin Fallon Managing Director, Fallon Propertywill share some practical examples of the impact of non-compliant cladding on the value of a property. Agents may need to manage the vendor’s price expectations and factor in a longer selling campaign. There are also likely to be implications on refinancing a mortgage, if required. On the other hand, buyer’s agents should make their clients aware of potentially higher maintenance costs and the possibility of temporary displacement for any rectification to the property.
Neville Sanders, a well-known and highly experienced OC Manager will talk about some of the costs and issues that vendors and buyers need to consider. Buildings with non-compliant cladding are likely to face some challenges when seeking insurance and should also plan for additional related costs even where government funding is available for the rectification works.

Stephen Kip, Director, SKIP Consulting

Stephen is a Fire Safety Engineer, Building Regulatory Consultant and Adjunct Associate Professor at Victoria University’s College of Engineering and Science. From 2007 – 2014, Stephen was a Member of the Victorian Building Appeals Board. In 2012, Stephen became a Member of the Bushfire Construction Advisory Panel, before moving to the Bushfire Building Council of Australia as Chair of their Expert Advisory Board – a position he still holds today. Stephen is also a current Board Member of the Australian Building Codes Board (ABCB).


Martin Fallon, Managing Director, Fallon Property

Martin is the managing director and officer in effective control of Fallon Property.  He is a third generation real estate professional whose career began as a teenager working weekends with Buxton on reception duties, property management tasks and recording the Group’s weekend auction results in readiness for publication. In the years since, Martin has gone on to achieve a Bachelor of Business in property, certification as a qualified valuer, chartered surveyor, licensed estate agent and was a finalist in the REIV Commercial Branch Senior Auctioneers’ Competition.  Martin has held management positions at CB Richard Ellis and Jones Lang LaSalle in the fields of valuation, corporate services, and investment sales both in Australia and overseas.  He has also worked client side in the developer space for companies such as Lend Lease. 


Neville A Sanders, FREI, CEA (REIV)

Neville is a past President of both the Real Estate Institute of Australia and the REIV; a licensed estate agent; an REIV Accredited Owners Corporation Manager; Life Member of the REIV; Fellow of the Real Estate Institute of Australia; and a qualified Property Valuer. Neville has extensive experience in real estate specialising in commercial, industrial property and owners corporation management. Neville is now National Manager – Strata Services of Whittles Australia Pty Ltd. Whittles are a national company specialising in owners corporation management and currently manage over 80,000 lots. Neville has co-authored the chapter on Owners Corporations for the last 14 editions of the Law Handbook published by the Fitzroy Legal Service and the Victorian Law Foundation. Neville has consulted over the past 20 years to several large owners corporations managers based in Melbourne to provide expert advice and chair meetings for large complexes. Provided expert witness advice and testimony in VCAT.
